The Shell Space, as completed, will include the following:

6. 400 Amp 3-Phase electrical service and meter. Distribution panels to be part of Tenant Improvement costs.
7. 1 inch of Apex Foam Insulation in exterior walls and ceiling.
8. Split system HVAC system (90+% efficient AFUE, 13+SEER) sized at 1 ton of cooling per 400 square feet. Condensers to be located along the rear of the building. Furnace to be located within the tenant space. Main distribution and return air trunks to/from the furnace in the current central planned location are included but will be installed during the Tenant Improvement project.
9. Standard 2' X 4' ceiling grid and tile (installed at a height of 9') with standard 2' x 4' Parabolic troffer light fixture per 100 square feet, provided and installed at the time of the tenant improvements.
10. Gas, electric, water and phone service provided to the Fire Sprinkler/Electrical rooms as required. Distribution of electric, water and phone as part of Tenant Improvement. Gas distribution will be provided as part of the shell to the current locations of the furnaces.
11. 50 gallon water heater.
12. One single toilet, single sink restroom provided per each 1,997 sf of space located above existing sanitary lines.
 
   
  The tenant improvement will be responsible for but not limited to the following:
1. Finish of interior of perimeter wall.
2. All interior partition walls, doors and frames.
3. All interior finishes including flooring, base, wall coverings, paint, etc..
4. Branch distribution ductwork for the HVAC system.
5. All additional plumbing work.
6. Electrical distribution system.
7. Any additional or changes to lighting allowance.
8. Sprinkler system changes including turning heads down, additional heads and moving of any mains to accommodate tenant improvements.
9. All tenant signage.
10. All other items necessary to complete the tenant improvement.
11. Tenant Improvement conceptual plans and construction documents (Anticipated cost of $1.50 psf as part of TI expense).
